Divitta Alexander PLLC specializes in commercial real estate transactions including but not limited to affordable and mixed-income housing, historic tax credit and other complex development projects. We have substantial experience representing for-profit and not-for-profit developers, public and private lenders, grantors and investors. We routinely work on projects involving tax-advantaged financing, conventional and governmental construction and permanent loans, investor equity, governmental subsidies, and real property and other tax exemptions.
We have years of experience negotiating commercial leases and licenses for businesses, including but not limited to office space leases, retail leases, telecom leases, parking licenses and office sharing agreements.
We routinely review and negotiate a wide range of contracts from real estate finance agreements, joint venture and developer agreements, to physician employment agreements and publishing agreements.
In addition to providing real estate legal services, we assist for-profit and not-for-profit real estate developers, community organizations and others with preparing and submitting applications for community development project financing. We also provide consulting services in furtherance of structuring and closing on such financing and related transactions (such as advising on the advantages of various financing structures and advising on related regulatory requirements).
